St Michael’s Croydon

London Square approached Rail Asset Development in 2021 while preparing to start their St Michael’s Square development in West Croydon. This mixed use development was to regenerate a very tired area around the bus station, adjacent to the TfL trams and across the road from West Croydon Network Rail station.

London Square had an unusual request for us. They wanted us to spend three months working ‘behind the scenes’ preparing documents for them ready to issue to Network Rail and at the same time developing their in house capacity to undertake the CEM role themselves in future. We were very happy to do so, and we were able to make a smooth transition out of the scheme at the end of the agreed period, leaving London Square to take the interface through to the project’s conclusion.
